Information for Tenants

Our properties are of a high standard and any person offering to rent through us will be expected to provide suitable references. Your references will need to confirm that you are:-

Currently residing at an address where you can be located on the electoral register and without any detrimental credit history such as County Court Judgements;
Employed with a level of salary confirmed by your employer to be sufficient to maintain the rental commitment (or similar accountant’s reference if self-employed);
A current landlord’s reference if applicable; and
Two character references

An individual's tenancy will be an assured shorthold tenancy with a minimum term of 6 months. We are able to let for shorter periods but this may restrict your choice. Every property we have has been personally inspected and will usually be let either fully furnished or unfurnished - although unfurnished properties will often include the carpets, curtains and some basic ‘white’ goods such as a cooker.

Our terms of renting are that you provide one month’s rent in advance and a deposit at least equal to one month’s rent. If you are coming from overseas or have other special circumstances that limit the UK references you can provide then a larger sum of deposit and/or rent in advance will be expected.

Once finding a property, you will be expected to pay a holding payment, this will amount to Local Lets fees which  are a quarter of one months rent for administration and £60 for the preparation of a legal document, both these fees are subject to VAT (currently 17.5%).  Once this amount is paid, the property will be considered to be reserved. Then we will take references as stated above.

How can I reserve a property?
We will require a holding deposit, see above.
Will I need a reference?
Yes.  Currently you need two personal referees, an Employers reference and one from your previous landlord.  We may also require a bank reference and/or credit check, depending on your circumstances.
Do we accept Housing Benefit?
Some of our Landlords will accept Benefit payments.
Do we deal with the Deposit Bond Scheme?
