Property Services
We offer two distinct services; the first is for Landlords that enjoy the 'hands-on' approach, we call it our Tenant Introduction Service. The other service is for Landlords who wish to handover the keys and let us get on with it; this is our Full Management Services.  Further details of our fees and full scale of service can be obtained by calling or emailing us. 

Our Full Management Service provides:-

1. Arranging viewings on your property It is our policy to accompany all prospective tenants on vlewings.

2. Secure a suitable tenant.

3. Obtain appropriate references.

4. Collection of the dilapidation deposit and first instalment of rent.

5. Preparation of the Tenancy Agreement.

6. Monthly Rent Collection and Payment of the proceeds into your bank account.

7. Arranging for meter readings to be taken at the commencement and termination of the tenancy. These accounts are transferred into the tenant’s name for the duration of the tenancy.

8. Checking the tenant into and out of the property and agreeing the inventory.

9. Carrying out routine inspections of the property regularly, and carrying out additional inspections in the event of defects being reported to us. It should be noted that any such inspections and assessments of defects brought to our attention, are of a cursory nature and embrace only apparent or obvious defects and will not amount in any way to a structural or complete survey. Any further inspection by us or structural or other survey by a qualified body would be by special arrangement and would be charged for.

10. Payment of insurance's, ground rents, etc., on your behalf where appropriate and where we have been instructed by you to do so.

11. The Management service includes the investigation of any defects which are brought to our attention, including minor repairs, up to a maximum value of £200 for any one item. For major repairs, we will arrange estimates, submit these and supervise the work at a fee of 10% of the total cost.

Tenant Introduction Service
This service is intended to assist Landlords who wish to manage their own properties but wish to use our agency to find a suitable Tenant for their property.  It includes:-

1. Arranging viewings on your property. It is our policy to accompany all prospective tenants on viewings.

2. Secure a tenant.

3. Obtain references as per above. If you require a company search or have other specific requirements, these would be charged separately.

4. Preparation of the Tenancy Agreement.

5. Collection of the dilapidation deposit and the first instalment of rent.

6. Payment of the proceeds into your bank account.

Terms Of Management
Unless otherwise agreed in advance, our appointment is on an annual basis, subject to three months notice to terminate on either side.  During the full term of management, funds must be available to meet any expenditure prior to the next rent collection. Our management facilities do not come into effect until a tenant has taken up occupation.

Property Search
Here at Local Lets we are able to offer Property Search facilities whereby you can let us know the type of property you are looking for, the amount you wish to spend, and we can then take the hard work out of searching for a property.  We will expect either to be instructed on a Full Management basis for the property or will require a fee for this.  Full details can be obtained on request.

Property Sales
Whilst we are primarily Letting Agents, we do occasionally sell properties on behalf of existing clients and can discuss our scale of fees and Terms and Conditions on request.
