1. Arranging viewings on your
property It is our policy to accompany all prospective tenants
on vlewings.
2. Secure a suitable
tenant.
3. Obtain appropriate
references.
4. Collection of the dilapidation
deposit and first instalment of rent.
5. Preparation of the Tenancy
Agreement.
6. Monthly Rent Collection and
Payment of the proceeds into your bank account.
7. Arranging for meter readings to be
taken at the commencement and termination of the tenancy. These
accounts are transferred into the tenant’s name for the duration
of the tenancy.
8. Checking the tenant into and out
of the property and agreeing the inventory.
9. Carrying out routine inspections
of the property regularly, and carrying out additional
inspections in the event of defects being reported to us. It
should be noted that any such inspections and assessments of
defects brought to our attention, are of a cursory nature and
embrace only apparent or obvious defects and will not amount in
any way to a structural or complete survey. Any further
inspection by us or structural or other survey by a qualified
body would be by special arrangement and would be charged
for.
10. Payment of insurance's, ground
rents, etc., on your behalf where appropriate and where we have
been instructed by you to do so.
11. The Management service includes
the investigation of any defects which are brought to our
attention, including minor repairs, up to a maximum value of
£200 for any one item. For major repairs, we will arrange
estimates, submit these and supervise the work at a fee of 10%
of the total cost.
